During the past 3 years ALTA/CGHS followed the “Business Plan” to “sell more assets than they would purchase.” Even though it was tempting to purchase more assets, based on the market data ALTA/CGHS concluded the market was likely overheating and due for a correction, ALTA/CGHS remained disciplined and did not acquire assets that were not financially compelling. As a result, ALTA/CGHS is currently in position to acquire further assets.
ALTA/CGHS recent investments in an extended stay hospitality portfolio could opportune a conversion to multifamily, long-term rentals if the travel market should falter, however, during the past 12 months, travel has accelerated and this has proven to be an astute investment. According to major hotel valuation firm Hospitality Valuation Services, the most sought after sector in hospitality is extended stay hotels.
